The Quality of a Custom Build, Without the Custom Timeline

A spec home is the right move when you want a new home in our market, but you don't have the extra time to spend on design, selections, and a custom build. We've already done the design work and the construction. You can walk through the home, see the materials in person, and move in without the timeline a true custom build requires.

We've built fifteen of these so far, most of them under three hundred thousand dollars on the smaller end of the market. A lot of them have gone to investors building rental properties on Texas acreage, where the goal is something that will hold up under tenants and over decades instead of the contractor-grade rental that needs a full refresh every five years.

What separates a Wonderview spec home from most in this market is what's behind the drywall. The trades, the materials, the mechanical systems, and the construction standards are the same ones we use on a custom build. So is the warranty. The home costs less because the design and selection work is repeatable across builds, not because we cut quality on the build itself.

How Buying a Spec Home Works

Walk the Home, Sign the Contract, Move In

The path to closing on a Wonderview spec home is shorter and simpler than a custom build. Once a home is far enough along to walk through and see what you're getting, it goes on the market. If the home is still in framing or finishing when you find us, you'll see the floor plan, the finish package, and the trade scope before you commit. If the home is complete, you're walking through the actual home you'd move into.

From there it's closer to a standard real estate transaction than a custom home build. We work with your lender, your agent, and the title company to get to close. The home comes with the same ten-year structural warranty and one-year labor warranty as a custom Wonderview home, plus the manufacturer warranties on appliances and fixtures, because the construction work behind it was done to the same standard.

Most of our spec builds to date have been under three hundred thousand dollars, built at the smaller end of the market for buyers or investors who want a finished home or rental property without a custom-build budget. How is a Wonderview spec home different from a tract builder's spec home?expand_more
The construction standards. Most tract builder spec homes are priced down through cheaper materials, faster framing, contractor-grade trades, and minimum-code mechanical systems. Wonderview spec homes use the same trade partners, the same hard-bid pricing process, and the same construction standards as our custom work. The home costs less because the design and selection work is repeatable across builds, not because we cut quality.
Can I make changes to a Wonderview spec home?expand_more
It depends on how far along the home is. If we're still in framing or pre-drywall, there's room to discuss reasonable selection swaps within the spec package. If the home is complete or near-complete, the home is what it is. Either way we'll be straight with you about what's possible and what isn't.
Do you build spec homes for investors on acreage?expand_more

How long does it take to close on a Wonderview spec home?expand_more
Closing timeline depends on how far along the build is and your financing. If the home is finished, closing can move on a standard real estate timeline of thirty to sixty days. If the home is still being built, we can usually give you a target completion date at the time you put a deposit down.

How We Build

A Process Built Around an Honest Budget

1 | Sit Down and Talk
Tell us about your land, what you want to build, and what you're working with budget-wise. We'll come back with what's possible at that number before anyone signs anything.
2 | Plan and Price the Build
Once we know what you're building, we put together a rough range and ask for a deposit so we can do the actual pricing work. Then we work with one of our architects (or yours) to lock in the design and line-item the budget. The price you sign at the end of this phase is the price you pay.
3 | Build and Stand Behind It
We build on the timeline we gave you, stay involved through the whole job, and back every home with a 10-year structural warranty plus a 1-year labor warranty. You'll know what the home costs before you sign, hard-bid or design-build.
