What We Build
A Custom Home Built Around How You Actually Live on Your Land
If you're reading this page, you probably have the land already and a fairly clear picture of the home you want to put on it. What you may not have yet is a builder who'll commit to a firm number before you've signed anything and stay personally involved through the warranty walk-through.
That's the build we're set up to deliver. A custom home on your acreage in Magnolia, Conroe, Humble, Huffman, or The Woodlands, designed around how your family actually uses a house. An open kitchen that connects to a covered patio you can use eight or nine months of the year. A home office that works when both adults are working from home. A mudroom big enough for the dogs and the gear that come with living on a few acres outside Houston. Taller ceilings and door heights that let the home feel like a custom build rather than a tract home with nicer finishes.
What separates the way we run a build from the way most custom homes get built in this market is when the cost estimating happens. We pull cost numbers during design instead of after, so you're not waiting until selections are done to find out your budget no longer works. We hard-bid every trade against your actual selections, not against placeholder allowances. By the time you sign the construction contract, you know what every part of the home costs, whether we lock that number in as a hard bid or build in allowances you can adjust as you go.
How a Custom Home Build Runs
Four Phases from First Sit-Down to Move-In
A custom home build with us starts with a conversation about your land, the home you want to put on it, and the budget you're working with. If your budget and your scope don't line up, we'll say so before anything gets signed. If they do, we put together a rough proposal with a price range, then ask for a deposit that funds the design and pricing work. This is the phase where placeholder allowances get baked into most custom home contracts. Instead, we work with your architect or one of ours, pull cost numbers as the design develops, and get hard bids from every trade against the actual selections in your home. By the time the construction contract is in front of you to sign, there are no mystery numbers left, just the budget you approved and the path you chose for handling changes.
Once we break ground, our project manager and builder stays involved at the job site through the entire build. You hear from us regularly on progress, scheduling, and any decisions that need to get made. Every home we build is backed by a ten-year structural warranty and a one-year labor warranty. After you move in, we want you to call us when something comes up, even if it's small and even if it's not technically our problem. We'd rather help you sort it out than be the builder who disappeared at closing.
Common Questions About Building a Custom Home
- How much does a custom home cost to build in our market?expand_more
- Our custom home builds run in three tiers based on finish level. Starter custom homes are $150 to $200 per square foot, mid-range are $200 to $350 per square foot, and high-end are $350 per square foot and up. These are construction costs only and don't include land, design fees, surveys, impact fees, or landscaping. Our Houston Custom Home Cost Guide has the full tier-by-tier breakdown.
- How long does the process take from first conversation to move-in?expand_more
- Most custom home builds in our market run twelve to eighteen months from the initial sit-down through move-in. Roughly three to five months of that is design and permitting before construction starts. We'll give you a specific timeline at the rough proposal phase and stick to it.
- Do I need to have my own architect, or do you provide one?expand_more
- Both options work. We have two preferred architects who know our process, our standards, and what it costs to build in this market, and working with one of them tends to be the fastest path from first conversation to broken ground. If you already have an architect you want to use, we'll work with them. We do ask to stay involved in the design conversations so we can pull cost numbers as the design develops.
- Why does Wonderview charge a deposit before the construction contract?expand_more
- The deposit funds the design coordination, hard trade bids, and line-item budgeting that produce your construction contract. Without that work, the contract price is a guess that gets corrected through change orders later. With it, you're working from real numbers, not a guess.
- What's included in the final construction budget?expand_more
- Everything that gets built or installed in the home, line by line. Design coordination, materials, trades, finishes, fixtures, mechanical systems, permits, all of it. The price you sign is what the home will cost to build, barring decisions you make to change the scope after the contract is signed.
- What warranty comes with a Wonderview home?expand_more
- A ten-year structural warranty, a one-year labor warranty, and the manufacturer warranties on purchased products and appliances. After you move in, we want you to call us when something comes up, even if it's small and even if it's not technically our problem.
