Custom Building Goes Sideways When No One Is Tracking It
Many custom home builds get into trouble in the same way. The price wasn't real to begin with. The schedule wasn't either. Somewhere around month three, the change orders start, the deliveries slip, and the builder gets quiet because he doesn't have an answer for what's happening to the budget.
We built our process around preventing that. The deposit up front lets us do real pricing before any construction contract is signed. The design phase locks in the home you're building, not a placeholder version of it. The construction phase runs on a schedule and a budget that we've already proven out. And the warranty period exists because we want to be the builder you call when something comes up, even years after move-in.

The Process
Four Phases from Land to Move-In
Sit Down and Talk
Every project starts with a conversation. Tell us about your land, what you want to build, who's going to live there, and what you're working with budget-wise. We'll tell you what's possible at that number. If your budget and your scope don't line up, we'll say so before anything is signed.
In this first conversation we'll also walk you through how we work, what to expect from each phase, and where the decision points are. By the end of it, you should have a clear sense of whether we're the right builder for your project. We should have a clear sense of whether we can build what you're looking for at a price that works for both of us.
If you'd rather come into the Humble showroom for this conversation, you're welcome to. If you'd rather we come out to your land, we'll do that too.
Rough Proposal and Deposit
Once we know what you're building, we put together a rough estimate with a price range. This is not the final contract price. It's a real-world starting point based on what you've described and what we know about building in this market.
If the rough proposal works for you, we ask for a deposit. The deposit varies depending on the size and complexity of the home. It's used to lock in pricing on certain materials and to fund the next phase: design work, pricing, and the line-item budget that becomes your construction contract. Without that step, builders are guessing on cost and homeowners are guessing on what they're getting. We don't want either side to be guessing.
Design and Final Budget
This is where the home you're building gets locked in. We'll work together with our architects to finalize your design, or you can bring your own architect if you have one. Either way, we stay involved in the design conversations because the design decisions are also the cost decisions.
Once the design is set, we get actual pricing for every aspect of the build: floor plan, finishes, fixtures, mechanical systems, all of it. That's how we build the final construction budget. You're approving the cost of the actual home.
Construction and Warranty
Once the contract is signed, we break ground on the schedule we gave you. Nick stays involved at every job site through the build. You'll hear from us regularly with updates on progress, scheduling, and any decisions that need to be made.
Every home we build is backed by a ten-year structural warranty and a one-year labor warranty. Manufacturer warranties cover the products and appliances. After you move in, we want you to call us when something comes up, even if it's small and even if it's not technically our problem. We'd rather help you sort it out and have you as a customer for life than be the builder who disappeared at closing.

- How long does the process take from first conversation to move-in?expand_more
- It depends on the scope and complexity of your home. Most custom home builds in our market run twelve to eighteen months from the initial sit-down through move-in, with three to five months in design and permitting before construction starts. We'll give you a real timeline at the rough proposal phase and stick to it.
- Why does Wonderview charge a deposit?expand_more
- Because we can't price a custom home accurately without doing real pricing work. The deposit funds that work: design coordination, hard trade bids, and line-item budgeting. Without it, the construction contract price is a guess. With it, you're working from real numbers, not placeholders.
- Can I use my own architect?expand_more
- Yes. We have our own architects, but if you already have an architect you want to use, we'll work with them. We do ask to stay involved in design conversations so we can pull cost numbers as the design develops.
- What's included in the final budget?expand_more
- Everything that will be built or installed in the home, line by line. Design, materials, trades, finishes, fixtures, mechanical systems, permits, all of it. The price you sign is what the home will cost to build, barring decisions you make to change the scope.
